In November of 2025, Oak Hill, a 1,200-acre property housing the Loudoun home of President James Monroe, was donated in a part-sale/part-gift to The Conservation Fund.  Prior to the transfer, the property was held privately by the same family for seven decades.  Oak Hill is located along U.S. Route 15, between Leesburg and Gilbert’s Corner.  While at Oak Hill, President Monroe finalized the Monroe Doctrine, a cornerstone of U.S. foreign policy, and the Marquis de Lafayette visited Oak Hill during his 1824-1825 visit.

The donation portion of the transfer generated transferable Virginia Land Preservation Income Tax Credits.  The former owners of Oak Hill are offering these tax credits for sale to interested Virginia taxpayers.  By participating, Virginia taxpayers can support the preservation of President Monroe’s home, while reducing their Virginia income tax liability.

These tax credits are available at an 11% discount, allowing a taxpayer to save a corresponding amount on their Virginia income tax liability.  Individuals may purchase and use up to $20,000 of tax credits per year, and a married couple may use up to $40,000 in credits per year.  For example, a taxpayer could purchase $10,000 of Virginia Tax Credits for $8,900, saving $1,100 on their Virginia income tax bill.
